If you’re currently in the early phases of buying and/or building your dream home, it’s highly likely that you’re going to face or have already faced enormous and steep challenges along the way. From bathroom floor tile colour, all the way to floor plans, there are a ton of things that could probably go a lot smoother. Well if you haven’t progressed to construction yet, our article will definitely help. Here’s five essential tips that you should know before buying or building your dream home!
Tip No.1 – how’s the view?
Sometimes, potential homeowners get so hung up over the fact that they will buy/build a great-looking home and thus, forget almost every essential detail there is. When it comes to your dream home, an important factor that comes to mind is the view.
If your second-floor balcony opens a panorama of a local coal plant or if your patio would sit behind a huge metal warehouse, the place probably isn’t worth your while. Even if the location is closer to work or downtown, it’s always better to choose a more remote, relaxed part of town, e.g. the suburbs. A view of the river or the forest will definitely surpass most of the things your city has to offer.
Tip No.2 – enough space for the future?
Planning on getting a cat, a dog or maybe even a child? It’s essential that they have enough space in the home. While smaller dogs might not need a large yard, someone like a husky, a rottweiler, a German shepherd and other larger pets would greatly benefit from a lawn, a yard and lots of open space.
We won’t even get into detail on how much personal space something like a teenager could require…
Tip No.3 – make sure that the land won’t flood
It’s a common problem in a lot of countries. People buy land, they decide to build a house on it but after construction is set to take place, the contractor finds that the soil is constantly flooded. If your land isn’t properly drained, floods can happen and could damage the foundation of the home as well as make everyday life miserable. Make sure to check before buying and/or building!

Tip No.4 – pick premium materials
It’s often that people buy a flatpack of furniture, assemble it and enjoy for a while. However, this is never comparable to the quality of factory-crafted or hand-built furniture. The same goes for your choice of material. Something like the floors, the walls and also the decking shouldn’t be made from low-quality wood. Instead choose something timeless, elegant and durable. Something like charred wood. If you don’t know what’s that – go to degmeda.eu and read more about the wonders of wood charring!
Tip No.5 – install proper sound insulation
Modern houses face the issue of no one having any privacy. If someone laughs too loud, you’re bound to hear it in the next room, if someone sneezes, you will shout ‘Bless you!’, even if the sneezer is downstairs while you’re upstairs. Proper sound insulation also protects you from the loud thunder, rain, hail.
Trust us when we say that living with poor sound insulation is quite unbearable and much more constricted.
