Buying vs. Building a Home: A Basic Guide

January 28, 2021 by Carter Leave a Comment

When buying a house for the first time, one of the most important questions you need to address first is whether you want to buy a house or build one from the ground up. Each option offers its pros and cons, and this article hopes to help you come to a well-informed decision.

Scheduling and convenience

If you’re on a tight schedule, buying a house is the wiser option because all you need to do is check listings online or contact a real estate agent and you could move in within a month or two after you sign the papers. Meanwhile, it’ll take around a year or more to build a house, and you’ll be going back and forth between architects, contractors, engineers, and all the people involved in the construction.

However, one convenience building your house can afford you is that you don’t have to worry about problems that plague old houses, such as leaks, mould, and wear and tear.

Cost

In most cases, it’s cheaper to buy a house. To build a house you’d first need to buy land, then hire the people who will do the work, from the architect and electrician to the construction workers and gardeners. Additionally, you need to pay for furniture and appliances. It would also benefit you to hire professional services to get everything set up. Technicians from Boiler Installation Liverpool can install your boilers to ensure you won’t encounter any issues brought upon by erroneous or hasty installation. It’s also easy to go over budget on building a house as unexpected circumstances could drive up the price. On the other hand, it may be difficult to find a pre-owned house in pristine condition, so you may be expected to do some maintenance or renovations.

Customisation

The main reason people choose to build a house is because of the wider customisation options you have. When you buy a house, what you see is essentially what you get, unless you plan to do significant renovations. When building a house, you get to choose the look of everything from the exterior to each room.

Location

When building a house, you’re limited to the locations where there’s available land to purchase, which means you’re out of luck if you want to live in big cities.

Environmental Friendliness

By building a house, you can implement modern, energy-efficient design and architecture that could save you money in the long run and be better for the environment, compared to older houses. Examples of energy-efficient design are the installation of solar panels or “cool roofs”. Cool roofs use materials like reflective roof tiles shingles which can reduce the heat absorbed by roofs on a sunny day and save you money on air conditioning.

Whether you choose to buy or build your house, the most important thing is that you’re happy with the house you end up with. If you truly want to build a house but constraints like time and budget are making that impossible, you also have the option of renting a small house or an apartment until you save up enough to buy land and build your own home.
