4 Useful Tips for First-Time Home Buyers

July 21, 2021 by Carter Leave a Comment

Securing your first home can be an exciting but challenging process. There are several factors that you need to consider when purchasing real estate, and it’s important to plan everything well to avoid impulse buying. Whether you are buying a home for your family, parents, or you want to start investing in real estate, here are some tips to help you with the process.

Establish your purpose

The first thing you need to establish is your reason for buying a home. Your purpose will serve as your index when making decisions. For instance, if you just got your first job and wanted to invest in real estate, it might make more sense to purchase an apartment in the city that you could later turn into a rental property. Alternatively, if you wanted to move your growing family to a neighborhood that’s more conducive for your children, then it might be best to buy a residential house in the suburbs. Find out your North Star for purchasing a home, and then draw a road map on how you can reach it.

Identify your needs

After establishing your purpose, you can now determine what type of house you need. Keep in mind that wants and needs are different. You may have wanted to buy a house with a swimming pool and a big yard, but if your current financial situation and lifestyle do not permit it, you need to look for other options. List down your nice-to-haves and non-negotiables. Think long-term and envision your future. Based on your needs, take note of all the features you need to have in your home. Having a clear idea of your housing preferences will help you when you start house-hunting.

Get preapproved for a loan

To help you with your home-shopping journey, it is important that you get a mortgage pre-approval. A pre-approval letter will show sellers that you are a qualified buyer and it can place you one step ahead of other home buyers. Knowing how much you can spend can help you narrow down your home options. To help you qualify for a high mortgage amount, make sure to strengthen your credit, pay off your debt, and have all of your financial resources in order.

Set a budget

To effectively create a budget, you need to know the costs of buying a home, which go beyond the price listed on the market. From the down payment fee, property taxes, home warranty, mortgage insurance, maintenance expenditures to the homeowners association fees and closing costs, it is vital that you consider all the necessary expenses so that you can effectively come up with a feasible budget. Make sure to have enough wiggle room to cover unexpected charges. Remember that the cost of waterfront homes is different from a condominium unit, so you need to do your research thoroughly. Stick to a figure that you can comfortably afford and never go over your budget just to get your “perfect” home.

Purchasing your first house does not need to be a stressful experience. With proper planning and a flexible attitude, you can successfully secure the right home for yourself and your loved ones.
