One of the most frequent questions homeowners have with regards to roofing is whether they should get the roof repaired or go for a roof replacement. 1) Missing, buckled, cracked or curled shingles

All these are signs indicating that the roof might be near the end of its useful life.

If you do not replace the roof on time, the shingles can end up breaking into pieces, flying off the roof or buckling during windy storms.

2) Dark stains or dirty-looking areas on the roof

In most cases, the visible dark stains on the roof are caused by fungi or algae growth. The roof might appear abnormally black or dirty in some areas. If you live in a warm and humid climate, you are likely to experience this problem. The algae and the mold eat away the shingle base, thus causing them to decay or loosen.

If you spot these dark spots on your roof, know that it is time to replace it. The mold growth should be addressed before it spreads to other areas of the house and causes further damage.

3) Roof Leaks

While some signs of the need for possible roof replacement can be seen from outside the home, some of them are closer than you may realize. Most homeowners do not notice roof leaks until it is nearly too late.

Leaks occur due to torn and worn out shingles. If you detect watermarks on the ceiling and interior mildew growth, you need to do something about it. Construction experts say that leaking roofs need to be attended as soon as possible.

When water starts entering through the cracks and the crevices, it can cause damage to the interiors of the house, such as the painting and the carpeting.

4) Blistering or peeling of the outside paint

This is one of the most straightforward sign to spot. However, it often gets ignored. The paint peels off due to prolonged exposure to high humidity or inadequate ventilation, particularly in the attic.

You should know that your roof is in danger if the exterior paint around the gambles, eaves, and siding starts to peel off.

5) Shingle and sheathing deterioration

Mold and algae commonly cause the deterioration of the shingles or the sheathing of the roof. Their growth eats away the organic base of the shingles and causes them to decay. If the homeowner does not detect this problem on time, it might reach the sheathing panels, which connect the singles to the rafters of the roof.

It is advisable to replace the entire roofing system before it becomes more vulnerable. Therefore, if the roof appears to be sagging in some areas, you need to replace it.
